Inventory just crossed 714 active listings in Bend, prices are sitting 39% discounted across the board, and new listings keep arriving priced like it's 2022. Local broker Justin Scott breaks down what's actually happening in Central Oregon and what it means for your next move.


Selling Your Home in This Market

FACTS FOR SELLERS ✅ Bend SFR median sale price came in at $699,000 in April, with 149 homes sold and only 3 months of supply; on paper, you still have an edge. But inventory has climbed to 714 active listings (up from 496 in March), 39% of listings have already taken price cuts, and new listings are coming to market at a median of $976,500; sellers swinging high while buyers stand back and watch. The market action index sits at 33, down from 34 last month. Slight seller's advantage. Emphasis on slight.

BRUTALLY HONEST FOR SELLERS ‼️ You are not selling in 2021. You're not even selling in early 2024. The market has quietly absorbed a significant correction, and the proof is in the 39% of your competition who already blinked and dropped their price. Inventory has jumped nearly 44% since March. If your home isn't priced sharply from day one, it will sit; and a sitting listing in a growing inventory environment is a listing that will eventually sell for less than it should have. The window to lead the market is open right now. Don't wait for June to close it on you.


Buying a Home in This Market

FACTS FOR BUYERS ✅ 714 active listings in Bend. Median list price is $899,900. Median days on market is 56. The average days on market is 106. 39% of listings have dropped their price. New listings are still arriving overpriced at a $976,500 median, but well-priced homes in the $579K to $765K range are moving in 35 to 49 days with multiple interested parties. In April, 149 Bend SFR sales closed. The market action index says a slight seller's advantage, but the trend line is your friend; it's been cooling for months.

BRUTALLY HONEST FOR BUYERS ‼️ 714 homes. 39% already discounted. 106 average days on market. This is the most selection Bend buyers have had in years, and the sellers who are priced right are still getting offers. Don't confuse a cooling market with a broken one. The bottom of the price segment ($579K range, smaller lots, 3/2.5) is moving fastest, 35 days median DOM, 17 absorbed last week alone. If you're waiting for rates to drop or prices to collapse, you may be waiting through the best buying window of the decade. The right home, right price, right now; that's the play.
